We’ve seen a lot more lawsuits come out of that dual agency. Yeah. You know, a lot of times when it’s dual agent, a home has been sitting on the market. Exactly. And so I do get that if you’re if you’re looking for a home that’s sitting on the market, maybe you get a better price working with the listing agent.

But when a home has been on the market for only a week. Yeah, you know, things like that. I think you are doing yourself a disfavor by working directly with the listing agent now. Yes.

So I know. I know in Texas I bought a property there for investments and I was trying to talk to directly with the listing agent, but in Texas they’re actually smarter than us in California because they don’t allow a person selling the house to represent the buyer as well. Oh, they they do not. They do not, because it makes sense.
